Timescales on this project were tight from the start. Work began in September 2014, with completion of the warehouse due by March 2015, and the remaining facilities by June 2015.
Early in the design process it became obvious that the concept design was going to cost more than the client's budget had allowed for. Our team worked with the designers to review the overall design for all the buildings and look for more efficient engineering options. This early review saved more than £1 million from the initial cost plan.
The warehouse posed the biggest challenge when it came to the construction phase. The platformed site was in very poor condition, which would have been hard enough without a very challenging timescale of just 24 weeks. To overcome this, our earthworks contractor ‘capped' the entire site within one week, which gave us the good start we needed to keep on schedule.
Other challenges faced – and overcome – by our project team included:
- working around a live Scottish Water main until it could be diverted;
- sharing a temporary access route with other contractors who were building the business park;
- and carrying out a phased handover of the buildings to ASCO while the rest of the development was still being constructed.
The 30,000 sq ft office provides a mix of open plan and cellular office space, reception area, toilet facilities, mail room, IT rooms, stores, first aid room, meeting rooms, conference rooms, breakout areas and a canteen, all to Category A fit out specification.
The 105,000 sq ft warehouse includes a 5,000 sq ft office with mixed open plan and cellular offices, reception, locker and showering areas, meeting rooms, stores, first aid room and PPE store.
The 10,000 sq ft training facility also incorporates an office with reception and waiting area, classrooms, first aid room, toilets, lockers and showering areas, seminar room and training rooms. Finally, there are specialist practical training areas for specific situations, including confined space, working at height, cargo handling and distribution.
The buildings were all handed over on time and to budget and as a result of this success we were appointed to do the fit out to the buildings.
